Why is it that Saltire’s services are frequently free to owners?

It is not unusual for the landlords of commercial properties to have a lease which allows them to recover reasonable managing agent's fees from the tenant as they relate to the provision of services described in the lease.

What differentiates Saltire?

Scottish companies that specialise purely in commercial property management are indeed a rarity. Saltire occupies a prominent position in this niche market. It behaves like the larger businesses it rivals, but enjoys a slim-line, competitive structure.

Having our surveying and accountancy functions under one roof means we can respond inmmediately to tenancy changes and property emergencies.

To what regulations do you adhere?

Reassuringly, all accountancy procedures are undertaken to comply with the Members’ Accounts of the Royal Institution of Chartered Surveyors. Saltire also complies with the Industry Standards set out in the publication ‘Service Charges In Commercial Property: A Guide To Good Practice.’ This is endorsed by organisations such as the British Council of Shopping Centres, Property Managers Association and RICS.

Do you help tenants as well as landlords & owners?

Yes, we help both sides of the property partnership. For example we often undertake service charge audits or advise on lease obligations, health and safety responsibilities etc...on behalf of concerned tenants.

How do you square the needs of the landlord and the tenant?

A successful landlord needs a successful tenant. It is essential that as managing agents, we find solutions that not only protect the landlord, but also don't interfere with the business trading of the occupier. Often, the "letter of the law" is not the best solution. A happy tenant will make future decisions and negotiations easier and more successful.

As a property owner, do I have any legal responsibilities?

Yes. As a property owner, particularly of multi-let properties, you have a responsibility to maintain and service common areas and services. What's more, there's usually a responsibility on the landlord to insure the entire property, as well as comply with statutory legislation relating to the occupants.

What are my legal responsibilities with regards to property management?

Health & Safety legislation has increased enormously over the last few years. Even areas as diverse as confirming water quality, assessing the property for disabled persons and holding asbestos registers are still only the tip of the iceberg.

Do you offer a 24:7 emergency call-out service?

Yes. Unfortunately, incidents don't always occur between the hours of 9 and 5. In the event of an out-of-hours emergency, 24 hour key holding is provided and a member of Saltire's staff is just a phone call away.

How do you keep abreast of the ever-changing property legislation?

Legislation that has an impact upon the running and ownership of property is continually enacted. This is particularly true of Health & Safety and Employment Law. Saltire keeps abreast of such developments by subscribing to specialist organisations which ensure that Saltire staff are always ahead of the game.
